Wesley Chapel Real Estate Weekly: October 22 — Prices, Contracts and New Homes
Wesley Chapel’s housing market is giving buyers more to compare, but the indicators do not all point in the same direction. September asking prices eased in Realtor.com’s market snapshot, while builder pages showed a mix of move-in-ready homes, future completions and incentives. A home advertised for sale is not necessarily completed, and a contract is not a closing.
What does a home cost?
Realtor.com’s September 2026 Wesley Chapel snapshot put the median listing price at $435,000, down 1.14% from August. Its median reported selling price was $427,495, down 2.29% month over month and 6.15% year over year; median asking price per square foot was $201. Asking and sold medians use different samples and do not measure the discount on one property.
A separate RPR analysis limited to single-family homes found a $468,490 September median sold price, down 2.4% from August, and a $481,950 median active-listing price. These figures use different filters and are a second lens, not a replacement for Realtor.com. Florida Realtors reported 20,537 September existing single-family closings statewide, down 3.5% year over year, with a $415,000 median sale price, up 1.2%.
Inventory, demand and time
Realtor.com recorded 1,111 active residential listings, down 1.34% from August and 5.94% from September 2025, with a median 71 days on market. RPR’s single-family-only series counted 560 active listings, 4.09 months of inventory and 42 median days for sold listings. Pasco County’s September summary listed 751 single-family closings, 3,258 active listings and 4.3 months of supply. These scopes are not interchangeable. Florida Realtors reported 19,809 new pending single-family sales statewide in September, down 7.6% year over year; a verified Wesley Chapel-only pending total was not available.
ZIP-code watch
Resideline’s Oct. 12 tracked sample showed 33543 with 152 active and 13 pending listings, a $473,900 median asking price, $425,000 six-month sold median and 86 days of observed listing age. For 33545 it showed 133 active, 19 pending, a $444,500 median ask, $400,000 sold median and 83 days. The Oct. 5 sample for 33544 showed 44 active, 2 pending, a $427,450 median ask, $384,000 sold median and 84 days. These are incomplete samples and must not be summed into official inventory.
Neighborhood watch
Realtor.com displayed 178 properties for sale in Meadow Point, 42 in Watergrass, 30 in Estancia at Wiregrass and 29 in Seven Oaks. Median asking prices were $343,495, $627,450, $569,900 and $557,500, respectively. Median days on market were 70, 73, 66 and 79. Search results may include pending or contingent listings.
New construction
Lennar’s Twinflowers page displayed 16 homes across different delivery stages. The Annapolis at 9823 Allendale Street was marked move-in ready at $299,990 with three bedrooms, two baths and 1,448 square feet, plus a displayed $30,000 price cut. Another Annapolis at 9729 Allendale Street was marked move-in ready but also showed an estimated Nov. 20, 2026 completion date; buyers should resolve that inconsistency.
Pulte’s Vida’s Way advertised community prices from $298,990. A specific Ronan townhome at 6827 Night Sky Way was listed at $396,240 with anticipated November completion. Taylor Morrison advertised an age-qualified 55+ Arezzo at Esplanade at Wiregrass Ranch for $449,999, with an October–November readiness window and a displayed $31,224 reduction. Stanley Martin’s Avalon Park announcement described planned homes, not completed inventory. MetroPlaces lists multiple Epperson builders and a broad advertised range, not a verified ready-to-close count.
HOA, CDD and the monthly payment
The Lennar listing showed approximately $63.27 in monthly HOA fees and an approximately $2,413.10 special-assessment figure whose billing frequency and parcel applicability require confirmation. Wiregrass CDD and Wiregrass II CDD charges vary by district, lot classification and bond debt. The real comparison includes price, rate, lender conditions, credits, taxes, insurance, HOA, CDD and maintenance.
Outlook and methodology
The clearest conclusion is a selective market. Some measures point to softer prices and longer listing times, while inventory varies by source, property type and geography. Buyers should verify completion status and total ownership costs; sellers should use community-level comparables.
