From restaurants and pet care to fitness, grooming and health services, Downtown Avalon Park Wesley Chapel is beginning to look more like the walkable town center envisioned for the growing community.

A row of storefronts along Friendly Way is beginning to change what it means to live in Avalon Park Wesley Chapel.

What was once largely a development plan is increasingly becoming a functioning downtown, with restaurants, personal services, health businesses, fitness and pet care operating within walking distance of apartments and nearby neighborhoods.

During a recent visit, Wesley Chapel Today observed several businesses operating in the Downtown district, including Prime Barbershop Avalon, Avalon Nails Art, Luxe Dental Studio, VetCheck Pet Urgent Care Center and ISI Elite Training.

The businesses occupy the mixed-use buildings around Friendly Way, where apartments sit above or alongside commercial storefronts.

That arrangement is central to Avalon Park’s broader vision for Downtown: bringing dining, shopping, medical services, workplaces and other everyday conveniences closer to where residents live.

A Growing Mix of Everyday Services

The current tenant mix is notable because it is not centered on a single type of business.

Health and personal services are already well represented.

Luxe Dental Studio operates in the district, while VetCheck Pet Urgent Care Center provides veterinary care nearby. Prime Barbershop and Avalon Nails Art add grooming and personal-care services, while ISI Elite Training brings a fitness component to the Downtown area.

That mix gives residents access to a growing range of everyday services without needing to leave the community for every appointment or errand.

Food and Dining Are Becoming Part of Downtown Too

The district is also building a food and dining presence.

Tallo Restaurant & Bar adds a full-service restaurant option, while Rudraksh Indian Cuisine brings another dining choice to the area.

Rita’s Italian Ice adds a dessert stop, and Woof Gang Bakery & Grooming combines pet services with retail.

Together, those businesses are beginning to create something that feels different from a conventional suburban shopping plaza.

Apartments Above, Businesses Below

One of the most visible features of Downtown Avalon Park is the way housing and commercial activity are being combined.

Apartments sit directly above or beside storefronts, creating a more compact environment than the typical pattern of separating residential neighborhoods from shopping centers.

That mixed-use layout is easy to see while walking through the district.

Storefronts face sidewalks and street parking. Residential units rise above commercial spaces. Landscaped walkways and green areas connect buildings and streets.

The result is a setting that feels more like a small town center than a standard retail plaza.

Still Growing

Downtown Avalon Park is not finished.

Some areas remain under development, and additional businesses, housing and community spaces are expected to continue filling in over time.

But the district has clearly moved beyond renderings and plans.

Businesses are operating. Residents are living above them. Restaurants are serving customers. And the streets are beginning to function as an actual neighborhood center.

For a part of Wesley Chapel where growth often means driving between large developments along major roads, Downtown Avalon Park is experimenting with a different model.

The question now is not whether Downtown Avalon Park exists.

It is what comes next as more of it fills in.
